Notice to sell Immovable Property
NOTICE OF APPLICATION TO
SELL IMMOVABLE PROPERTY
TAKE NOTICE THAT Charlene M. Julien in her capacity as the duly appointed and qualified Administratrix of the combined estates of EVARISTE WASHINGTON AND CELESTINE BRAUD WASHINGTON, has been granted the authority to sell immovable property belonging to the combined estates under the authority of Code of Civil Procedure art. 3281 described as follows:
A certain tract of land situated in the Parish of Ascension, State of Louisiana, on the right bank of the Mississippi River, about two miles below the City of Donaldsonville, measuring two arpents front on said river, bounded above by the Viala Plantation and below by the Ernest Pedesclaux Plantation, containing about sixty arpents, together with all buildings and improvements thereon and thereunto situated, the line between the lower and upper halves of said tract being marked by a well-defined boundary ditch running through said land from front to rear; being the lower one half of said tract; bounded above by the property of the heirs of the late Leon Rateau and below by lands formerly of Ernest Pedescleaux; the same property acquired by the late Leon Rateau from the heirs of Lacroix by act of sale dated July 28, 1890, recorded in Book of Conveyances No. 34 at folio 114; subsequently acquired by Truxillo from the late Madam Marie Solon, widow of the late Jean Baptiste Rateau, by act of sale before Walter Lemann, Notary, recorded in Book No. 51 at page 482; further acquired by the late A.E. Truxillo from Victor R. Zoringue by deed dated January 4, 1922, recorded in Book No. 63, page 342; and acquired by Earl Binnings at Administrator's Sale in the Succession of A.E. Truxillo, No. 2037 of the Docket of the 23rd Judicial District Court, under date of May 25, 1945, recorded in Conveyance Book 83 at page 73.
LESS AND EXCEPT the following two portions previously conveyed or taken from the above-described tract:
That certain batture portion of the above-described property, conveyed by act of sale dated September 22, 2020, recorded in the Conveyance Records of Ascension Parish, Louisiana, as Instrument No. 1005341; and
That certain tract of approximately 8.898 acres, taken by expropriation pursuant to judgment recorded August 16, 2007, in the Conveyance Records of Ascension Parish, Louisiana, as Instrument No. 676732.
