HEARING NOTICE (#31-2025Z)
PLEASE TAKE NOTICE that the Applicant, Bhavesh Patel, has applied for Major Site Plan approval for the property located at 31 Columbus Avenue, Old Bridge Twp (Block 2000.23, Lots 4). The property is located within the R-7 Zoning District (Medium High Density Residential Zone).
The existing lot size is 4,000 SF where a minimum of 7,500 SF is required. The proposed side yard setback (left side & right side, respectively) is 7'-3" where a minimum of 10' is required. The proposed total combined side yard setback is 14'-6" where a minimum of 25" is required. The proposed Floor Area Ratio (FAR) is 48.89% (1,955.50 SF) where a maximum of 33% (1,320 SF) is permitted.
In addition to the above approvals, Applicants request that the application be deemed amended to include and the Board grant any additional approvals, variances, exceptions or waivers determined to be necessary in the review and processing of this application, whether requested by the Board or otherwise.
The Applicant reserves the right to amend its application and shall apply for such other variances or design waivers, interpretations, exceptions, approvals and/or relief the need of which becomes necessary or apparent during the course of the application process and/or public hearing.
A public hearing has been scheduled for August 6, 2026 at 7:30 PM at the Municipal Building, One Old Bridge Plaza Old Bridge, NJ 08857 at which time any interested party may appear either in person, or by agent, or attorney and present any facts, or objections relative to the granting of the relief sought in this application. If you do not have any objections, you do not have to attend this hearing.
A copy of the proposed application for which approval is sought is available for Inspection in the Department of Zoning and Planning, One Old Bridge Plaza Old Bridge, NJ 08857, between the hours of 9:00 a.m. to 4:00 p.m.
