PALISADES PARK ZONING BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that 320 BERGEN BOULEVARD CORP., will make application before the Zoning Board of Adjustment of the Borough of Palisades Park (hereinafter as the "Board") at its regularly scheduled meeting on the 20th day of July 2026 at 7:00 pm in the Palisades Park Municipal Building located at 275 Broad Avenue, Palisades Park, New Jersey for site plan approval with variance relief and, as well as any other relief required by the ordinances of the Borough of Palisades Park.
The property which comprises the subject matter of this application is known as 345 Roff Avenue, Palisades Park, New Jersey also known and designated as Lot 13 in Block 312, as shown on the tax assessment maps of the Borough of Palisades Park. The property is located within the AA zoning district of the Borough of Palisades Park. The Applicant proposes to construct a two-unit, residential dwelling upon the property. The applicant shall seek site plan approval as well as variance relief as follows: REAR YARD: applicant proposes a rear yard of 12 feet, where applicable ordinances prescribe a minimum rear yard of 25.00 feet; BUILDING COVERAGE: applicant proposes a building coverage of 47.60%, where applicable ordinances prescribe a building coverage of 40%; BUILDING HEIGHT: applicant proposes a building height of 3 stories / 33.92 feet, where applicable ordinances prescribe a building height of 2.5 stories/ 28 feet; LEFT SIDE YARD: applicant proposes a left side yard of 10 feet, where applicable ordinances prescribe a minimum left side yard of 15.00 feet; and FRONT YARD PLATFORM: applicant proposes a front yard platform of 8.00feet to the deck, where applicable ordinances prescribe a front yard platform of 4.00 feet of an encroachment. The applicant shall also seek such other variances and/or waivers of design standards as required by the Borough of Palisades Park, its engaged consultants and applicable ordinances of the Borough of Palisades Park, including but not limited to, a continuation of all pre-existing nonconforming conditions, where applicable. Any interested party may appear at said hearing and participate therein in person or by agent or attorney and present any objections which you may have to the application and the granting of the relief sought in the application. The application and all plans are on file and available for your review during the normal business hours at the office of the Borough Clerk of the Borough of Palisades Park.
