Land Use Board
TAKE NOTICE that on Thursday evening at 7:00 p.m. on July 9th of 2026 a hearing will be held before the Borough of Highlands Land Use Board in the Municipal Building, 151 Navesink Ave., Highlands New Jersey on the application of the undersigned that has been made to the Borough of Highlands Land Use Board, at which time and place all interested persons will be given an opportunity to be heard.
The property in question is located at 26 Seadrift Ave, also known as Block 76 , Lot 9 on the Highlands Tax Map, Zone R-2.01
The applicant is seeking relief from ordinance _Section 21 Attachment 1 and Section 10-8.4_for the following items:
1. The lot size is 2,333 square feet, where a minimum of 3,750 square feet is required. Existing Non-conformity.
2. The proposed swimming pool rear setback is 4 feet, where a minimum of 6 feet is required. Design Waiver
3. The proposed swimming pool side setback is 3 feet, where a minimum of 6 feet is required. Design Waiver
4. The proposed lot coverage is 84.5%, whereas a maximum of 75% is permitted.
5. The lot frontage is 33.33 feet, where a minimum of 50 feet is required. Existing Non-conformity.
6. The lot depth is 70 feet, where a minimum of 75 feet is required. Existing Non-conformity.
7. The side yard setback is 1.7 feet, where a minimum of 6/8 feet is required. Existing Non-conformity.
8. The front yard setback is 9.5 feet, where a minimum of 20 feet is required. Existing Non-conformity.
The Applicants further reserve the right to seek any and all additional variances, variations, waivers and interpretations as the Board and/or its professionals may determine to be required.
A copy of the application and documents are on file with the Board Secretary, and may be inspected Monday through Friday, 9:00 a.m. to 4:00 p.m.
