PLEASE TAKE NOTICE, the undersigned, on behalf of 106 GRAND, LLC, have filed an Application in compliance with the development ordinances of the Borough of Leonia for Preliminary and Final Site Plan Approval, as well as variances, with regard to property designated as Block 1501, Lot(s) 22, 23 & 24 to provide for the construction of the "Belle Mira Wellness Retreat – Non-Medical Post Partum Care Center". The property is also known as 106-108 Grand Avenue, Leonia, New Jersey. In connection with this Application, the Applicant will seek the following relief and approvals from the Board as may be necessary:
1. Preliminary and Final Site Plan Approval;
2. A variance pursuant to NJSA 40:55D-70(d) for a "Non-Medical Post Partum Care Center" use which is not permitted in the OB "Office Business" Zoning District in which the Property is located.
3. In addition to those variances set forth herein, the Applicant will seek such variances, waivers and approvals as may become necessary or apparent during the pendency of this matter, including those enumerated in any review letters provided by the municipal planner or engineer which are made part hereof.
4. To the extent required, a Soil Movement Permit, as may be required by Borough Ordinance.

Anyone affected by this Application may have an opportunity to be heard at a public meeting of the Board to be held on July 22, 2026, at 7:30pm at the New Municipal Center, 229 Fort Lee Road, Leonia New Jersey. When this matter is called you may appear in person, or by agent or attorney, and present any objections or comments you may have with regard to the within Application.
