PLANNING BOARD BOROUGH OF TETERBORO
The undersigned, on behalf of S-PLATFORM ENERGEN, LLC, has made an Application to the Board for development in Teterboro with regard to Block 303, Lot(s) 17.01 on the Tax Map, which property is also known as 50 Hollister Road, Teterboro (the "Property") and is located in the L.I.D. (Light Industrial and Distribution Zone) in the municipality. In connection with this Application, the Applicant will seek the following:
1. Preliminary and Final Site plan approval (or Amended Site Plan Approval) in order to increase the height of the existing structure, within the existing footprint, to create a greater interior ceiling height and to utilize a portion of the existing interior space to create 3 stories of ancillary office and administration area.
2. Approval, without prejudice, as may be necessary for the continuation of existing waivers and variances as well as such additional waivers, variances and other approvals as are required for the "expansion" of the existing non-conforming structure due to the increase in building height including, but not limited to, the following:
a. Building Coverage – 50% is permitted and 58.75% is existing and proposed;
b. Front Yard Setback – 35' is required and 32.20' is existing and proposed;
c. Side Yard Setback – 15' is required and 5' is existing and proposed;
d. Rear Yard Setback – 15' is required and 13.80' is existing and proposed;
e. Open Space – 12% is required and 0% is existing and proposed;
f. Lot Area – 1 acre is required and 24,926 sf is existing and proposed;
g. Parking in Front Yard – parking/aisles are prohibited in the Front Yard and currently exist and proposed to continue.
3. New variances/waivers (as may be necessary):
a. Maximum Height as measured in stories for the 3 story, ancillary office and administration area within the structure, despite the conforming, liner, height of the structure as measured in feet.
b. Total Number of Parking Spaces – 32 required and 27 provided.
4. The Applicant shall also seek such other variances or waivers of any sort as may become necessary or apparent during the Board's review of this Application.
The Board will hold public hearing for the within matter on June 9, 2026, at 6:30 p.m. at the Borough Council Chambers located at 510 Rt. 46 West, Teterboro, New Jersey 07608. When this matter is called, you may appear on your own behalf, or by agent or attorney, and present any objections or comments you may have with regard to the within application. All application materials, including digital plans, will be available on the Borough of Teterboro website or you may view the plans in-person at the offices of the Board Secretary, Building Department, 250 Hollister Road, Teterboro, New Jersey by appointment.
