NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that on November 12, 2025 at 6:00 P.M. the Planning Board of the Township of Woodbridge ("Planning Board") will hold a public hearing at the Township Municipal Building, One Main Street, Woodbridge, NJ 07095 to review and act upon the application of I. Fetic, Inc. (the "Applicant") for preliminary and final minor site plan approval (the "Application") for property designated as Block 538, Lots 1-4 and 14 (the "Development Parcel") and Block 537, Lots 2.04 and 16 (the "Parking Lot Parcel") on Tax Map of the Township of Woodbridge (collectively, the "Property").
The Property is located at the intersection of New Street and North William Street in the Township of Woodbridge. The Development Parcel currently is improved with Il Castello Restaurant and 19 residential units (the "Existing Development"). The Existing Development will remain in place.
The Development Parcel is governed by the Downtown Woodbridge Area 6 Redevelopment Plan amended May 21, 2024 (the "Redevelopment Plan") and the Parking Lot Parcel is governed by the RTM Main Street Rehabilitation and Transit Village Zone/Plan (the "Rehabilitation Plan").
The Applicant proposes to develop the Development Parcel with the following new improvements: (a) 30 residential units (25 market rate units and 5 affordable units) split as 27 one bedroom apartments and 3 two bedroom apartments; (b) 48 parking spaces underneath the apartments and adjacent thereto; and (c) approximately 800 square feet of management office space (the "Proposed Development"). The Proposed Development will be constructed on the at grade parking lot to the rear of the Existing Development.
The Applicant proposes to develop the Parking Lot Parcel with 32 at grade parking spaces, which will service the Proposed Development and the Existing Development.
The Applicant also will request that the Planning Board approve a deviation from the provisions of the Redevelopment Plan as to the number of required parking spaces. The Redevelopment Plan requires a total of 100 parking spaces. The Applicant requests a deviation to allow a total of 96 parking spaces, taking into account allowable credits for available on street parking spaces and EV credits (the "Parking Deviation").
Except for the Parking Deviation, the Applicant believes that the plans as submitted are fully conforming with the Redevelopment Plan and the Rehabilitation Plan, as applicable, and require no further deviations or variances, but requests that the Application be deemed amended to include and that the Planning Board grant any other approvals, determinations, deviations, variances, waivers of design standards and/or submission requirements, interpretations, continuations of any pre-existing nonconforming conditions and modifications of any prior conditions, as the Planning Board may deem necessary during the review and processing of the Application, to develop the Property in the manner indicated in the Application, plans and supporting materials (as same may be further amended from time to time without further notice).
Any interested party may appear at the aforesaid public hearing, either in person or by their attorney, and be given an opportunity to be heard with respect to the Application.
The hearing may be continued without further notice on such additional or other dates and at such locations as the Planning Board may determine, and interested parties should make diligent inquiry of the Planning Board Secretary concerning such adjournments, postponements or continuations.
PLEASE TAKE FURTHER NOTICE that maps and documents relating to the Application will be available for public inspection beginning not less than ten (10) days prior to the hearing date in the office of the Township Office of Planning and Development, Municipal Building, One Main Street, Woodbridge, NJ 07095 during regular business hours.
