PZ-000261-2026 Notice is hereby given that the Planning & Zoning Commission of the City of Peoria will hold a public hearing in City Hall, Room 400, 419 Fulton St, Peoria, IL at 1:00 pm on Thursday, August 6, 2026, for the following request: Hold a Public Hearing and forward a recommendation to City Council on the request of Sarah Joos of Design Mavens Architecture, on behalf of Phoenix Community Development Services, to rezone property from a Class R4 (Single-Family Residential) District to a Class CN (Neighborhood Commercial) District and to obtain a Special Use for Apartments with waivers from City of Peoria Unified Development Code Section 4.3.4.F. to remove the required 3-foot tall minimum floor height from grade; to exceed the maximum buildable area; Section 4.3.4.G. to reduce the required fenestration per floor; to remove required doors, and Section 8.1.6. to reduce the minimum parking requirement in a Class CN (Neighborhood Commercial) District, for the property located at 2702 W Krause Avenue (Parcel Identification No. 18-19-126-010) Peoria, IL (Council District 1).
