PLANNING BOARD
PLEASE TAKE NOTICE that on June 22, 2026 at 7:30 p.m., at the Council Chambers of the Borough of Fort Lee Municipal Building, 309 Main Street, Fort Lee, New Jersey 07024, the Borough of Fort Lee Planning Board will hold a Public Hearing on the application filed by BMD Fort Lee, LLC ("the Applicant") seeking Façade Alteration and Signage Plan Application approval with ancillary bulk variance relief with respect to the property located at 1430 Route 46 East in the Borough of Fort Lee and also identified as Block 2751, Lot 2 on the Official Tax Map of the Borough of Fort Lee, which is located in the Planned Commercial | Residential ("PCR-1") Zoning District. Applicant will also seek any and all other variances that may be required, in addition to any other relief.
The Applicant seeks relief with respect to the property located at 1430 Route 46 East, Block 2751, Lot 2 (referred to herein as the "Property"), which is improved with a commercial building occupied by a Dunkin' Donuts, Jimmy John's, and Baskin-Robbins. The Applicant proposes signage on the western and eastern façades as well as minor façade alterations which include painting and replacement of exterior finishes. All alterations are to be completed on the exterior of the structure, and no alterations will have an impact on the structure's overall footprint and parking needs.
More specifically, the Applicant is seeking installation of three (3) internally illuminated façade signs, one for each current business (i.e., Dunkin Donuts, Jimmy Johns, and Baskin Robins), on the western façade, and three (3) internally illuminated façade signs for the same on the eastern façade. Applicant also proposes a new canopy over the existing drive-thru window on the western façade. Lastly, Applicant proposes two (2) new canopies above the entrance doors and a new window on the eastern façade.
The Applicant proposes signage on the west and east facades of the existing structure with minor façade alterations for the three (3) existing businesses (i.e., Dunkin Donuts, Jimmy Johns, and Baskin Robins). The Applicant proposes a 14.21 square foot building sign for Dunkin', a 20.12 square foot sign for Jimmy John's, and a 14.54 square foot sign for Baskin Robbins. In addition, the Applicant proposes to maintain the existing structure footprint, parking spaces, and on-site improvements
The Applicant is seeking Façade Alteration and Signage Plan Application approval and ancillary bulk variance relief from § 410-51E because the proposed signs do not comply with the following standards:
Variances Required
1. § 410-51E.(1)(a)[1][a]: Wall sign may not exceed 10% of the total surface area of the building face upon which it is placed or 32 square feet, whichever is less. The three façade signs on the western façade total 48.87 sf, and the same on the eastern façade. Thus, variance relief is required.
2. § 410-51E. (1)(a)[1][c]: Capital letters no greater than 10 inches in height. The proposed signs have capital letters with maximum heights of 19.5, 20, and 29 inches, respectively. Thus, variance relief is required.
3. § 410-51E. (1)(b)[2]: Signs attached to the same building must be of the same size, shape, color, and height. The Applicants' signs vary in size, shape, color, and height. Thus, variance relief is required.
4. §410- 51E(1)(a)[1][d]: Symbols, Logos, or other Images cannot be greater than 12 inches in height. Here, the Dunkin' Sign 2 @ 19.5 inches, Jimmy John's Sign 2 @ 29.5 inches, and Baskin Robbins Sign 2 @ 20 inches. Thus, variance relief is required.
5. §410- 51E(1)(a)[1][d]: Symbols, Logos, or other Images cannot be greater than 12 inches in height. Here, the Dunkin Coffee Cup Logo is 4.5 feet, Baskin Robbins Logo is 4.5 feet, and Jimmy John's Logo is 4.5 feet. This is an existing non-conformity.
6. §410-50D(1)(j): Directional Sign Area. 3 square feet is required and 33 square feet (Drive Thru-Open 24 Hours) Sign exists. This is an existing non-conformity.
If additional relief (e.g., variances, exceptions, waivers, design waivers, and/or environmental protection waivers, etc.) is identified in the future or at the hearing, the Applicant will also seek such relief.
The application is on the referenced Planning Board's public hearing agenda to be held on June 22, 2026 at 7:30 p.m. at the Council Chambers of the Borough of Fort Lee Municipal Building, 309 Main Street, Fort Lee, New Jersey 07024, at which time any interested person or persons may have an opportunity to be heard, either in person or by attorney, and present any statement and/or evidence they may have with respect to this application.
When this case is called, you may appear either in person or by an attorney and present any comments or objections which you may have to the granting of the relief sought in the application. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Borough of Fort Lee's Planning Board.

The application and physical documents are also on file in the Borough of Fort Lee Office of the Planning Administrator/Board Secretary, located at 309 Main Street, Fort Lee, New Jersey 07024, and are available for inspection during normal business hours from 8:30 a.m. to 4:00 p.m., Monday through Friday. This notice is being published by the Applicant as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
