The Cottrellville Township Zoning Board of Appeals will hold a public hearing on Thursday, January 8, 2026 at 7:00 p.m. at the Township Hall at 7008 Marsh Rd, Cottrellville, MI 48039 to consider the request of Karen Horton-Gennette, for Parcel ID 74-17-762-0040-000, known as 437 Martindale Ct.
The applicant respectfully requests a variance from Zoning Ordinance Article XII, Section 132.1201 called Schedule of Regulations, Limiting Height, Bulk Density and Area by Zoning District.
The proposed variance request is a Land Division Requirement Request. Per the schedule the required lot size within R-1 zoning is 10,200 square feet and a required lot width of 85 feet. The variances requested are as follows:
A variance of 4,972.80 square feet is requested for both parcels. And the new parcel being created has a lot size of 45' x 120'. Thus, a variance of forty (40) feet is also requested.
Members of the public are invited to speak in support of or in opposition to this request during the public hearing. Written comments will be accepted until 5:00 p.m. on Monday, January 5, 2026 at the Township Hall, 7008 Marsh, Cottrellville Township, MI 48039. Application materials are available for review during normal business hours.
