PUBLIC HEARING NOTICE Planning Board / Zoning Board of Adjustment Manalapan Township. Monmouth County, New Jersey PLEASE TAKE NOTICE THAT Emma Cibelli has applied to Zoning Board of the Township of Manalapan for variance from the Manalapan Township Land Use Ordinance: Variation of Section No. 95-5.1 (Ex. 5-1 - Residential Districts); Schedule of Yard, Area & Bldg. Requirements and 95-7.8 - Accessory Buildings and Structures in Zoning District R-40 Single Family. REASON 95-5.1 (Ex. 5-1) – The Minimum Required Front Setback for principal structures on the subject property, as per the filed plat that created the property, is seventy-five (75) feet, whereas the Front Setback to the Existing Covered Front Porch, which was constructed by the current property owner in 2013 or 2014 without permits, is +/- 71 feet. 95-7.8.E - Within Any Residential Zone District, No Driveway shall be within ten (10) feet of a Side Yard Line or within fifteen (15) feet of a Rear Lot Line, whereas the Existing Concrete Driveway on the property, which was expanded by the current property owner in early 2018 without permits, extends to within 0.8 feet (ten (10) inches) of the Rear (westerly) Property Line. I, the applicant reserve the right to request approval for any and all other variances or design waivers deemed necessary by the Board or its professionals before or during the public hearing. On premises located on 12 Washingtons Advance known as BLOCK 223 LOT 2 on the Tax Map of Manalapan Township. This application is now on the Secretary's Calendar and a Public Hearing has been scheduled for Thursday evening, May 7th, 2026 at 7:00 p.m., prevailing time, in the Township Hall Court Room located at 120 Route 522, Manalapan, New Jersey, at which time you may appear either in person or by agent or attorney and present any comments which you may have to granting of this variance application. All documents relating to this application may be inspected by the public between the hours of 9:00 a.m. and 3:00 p.m. in the office of the Administrative Officer to the Planning Board in the Municipal Building Complex, 120 Route 522, Manalapan Township, New Jersey.
