ZONING BOARD OF ADJUSTMENT
OCEAN COUNTY, NEW JERSEY
PLEASE TAKE NOTICE that the undersigned has applied to the Berkeley Township Zoning Board of Adjustment for variances, in compliance with Section 35-7.4(a)-(j), Article V of the Zoning Ordinance of the Township of Berkeley, New Jersey, whereby the applicant proposes to construct a single-family dwelling on a lot with a lot frontage of 75 feet where 80 feet is required; a combined side yard setback of 16 feet where 18 feet is required; and a maximum stair height in excess of 6 feet where a maximum stair height of 6 feet is allowed.. The Applicant further seeks a waiver for installation of curbs and sidewalks, and submittal of a Tree Removal/ Replacement Plan. Applicant further seeks any and all other variances and/or waivers as the Board may require.

In view of the fact that the Zoning Officer of the Township of Berkeley, New Jersey, refused this request by reason of it being in violation of Code Reference #'s 35-95, Attachment 5, Schedule 1, Schedule of Requirements, applicant is hereby appealing this refusal of the Zoning Officer to the Zoning Board of Adjustment. Any person or persons affected by this appeal, and all interested parties, will be given the opportunity to be heard at the meeting to be held on Wednesday, October 8, 2025, at 6:30 p.m. in the Meeting Room, at the Berkeley Township Municipal Building, located at 627 Pinewald-Keswick Road, Bayville, New Jersey. All documents relating to this application may be inspected by the public during the hours of 9am to 3pm in the Board of Adjustment Office in the Municipal Building.
