PLEASE TAKE NOTICE that a public hearing will be held on March 24, 2026 at 7:30 P.M., in-person in the Council Chambers of the Municipal Building located at 375 Larch Avenue, Bogota, New Jersey whereupon the Planning/Zoning Board will consider the following application:
1. Name of applicant 151 JPD REALTY LLC
2. Street address of property to which application applies 151 W. Fort Lee Road
3. Block 64.01 Lot 11.01 Zoning District B-3
4. Nature of relief sought. The Applicant proposes site and building modifications including; partial demolition of the existing structure, reducing the building to two (2) service bays, replacement of the existing canopy with a larger canopy structure, removal of the three (3) existing pumps and installation of five (5) combined gasoline/diesel pumps, replacement of the two (2) existing underground storage tanks with two (2) new tanks, restriping of the parking area, installation of new site lighting, installation of canopy-mounted signage, and installation of landscaping associated with proposed parking spaces in the northeast portion of the site, which requires site plan approval and variances for use D(3), minimum lot area, minimum lot frontage, minimum rear yard setback, maximum building coverage, maximum impervious coverage, minimum distance to other uses, variances with regard to accessory structure for minimum front yard setback, minimum rear yard setback, maximum height, variances for off-street parking with regard to minimum parking setback from front lot line-W Fort Lee Road, variance for sign on accessory structure, variance for sign on proposed canopy and variance for existing freestanding sign, variance for total area for a sign permitted on the face of any wall, together with any and all other variances which may be required.
When the case is called, you may appear, either in person or by attorney, and present any testimony which you may have concerning the application.
