PLEASE TAKE NOTICE:
That PIA Investments LLC has applied to the Borough of Point Pleasant Beach Planning Board for preliminary and final major site plan approval and variance approval to construct a mixed use building that includes (24) multi-family units above and 5 units of retail use below. Applicant is also seeking to vacate the existing 10' wide right of way alley that runs between Block 94.01 Lot 1 & Block 94.02, Lot 20 . This property is located in the GC zone at 501 Arnold Avenue, Point Pleasant Beach, NJ, also known as Block 94.01, Lot 1 and 94.02, Lot 20 as shown on the official tax map of the Borough of Point Pleasant Beach. This property is also located in the Downtown Historic Preservation / Special Improvement District and Applicant seeks approvals in accordance with the criteria in that zone. To the extent that it may be determined that any of the requested uses or configurations are conditionally permitted within the Downtown Historic Preservation / Special Improvement District, Applicant seeks approval for such conditionally permitted uses.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Front yard setback 2' proposed, whereas 10' required; total area for parking spaces 26% proposed, whereas 20% required; total area for parking spaces (interior streets) 47% proposed, whereas 30% required; individual storage area per unit on ground floor 0 proposed, whereas 200 CF per unit required; common storage area per unit on ground floor 0 proposed, whereas 50 CF per unit required; parking (multifamily) 36 spaces proposed, whereas 48 spaces required; total parking on site 77 spaces proposed, whereas 83 required;
Design waivers: parking aisle width 24' proposed, whereas 25' required; driveways and fire lanes site area 47% proposed, whereas 35% required; landscape screen to parking area 0' proposed, whereas 4' in height required; screen to loading area 0' proposed, whereas 4' in height required; no curbing along parking and loading areas;
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Beach Planning Board including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Beach Planning Board at a public meeting on March 9, 2026 in the Council Chambers at 416 New Jersey Avenue, Point Pleasant Beach, New Jersey. The meeting will commence at 6:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Planning Board Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant Beach 416 New Jersey Avenue, Point Pleasant Beach, New Jersey.
