PLEASE TAKE NOTICE:
That Crescenzo Group, LLC has applied to the Borough of Point Pleasant Beach Zoning Board of Adjustment for preliminary and final major site plan approval, bulk variance, and use variance approval to construct a 9 unit townhouse development consisting of 2 buildings. This property is located in the MC Zone at 308 Channel Drive, Point Pleasant Beach, NJ, also known as Block 167, Lots 4 & 5 as shown on the official tax map of the Borough of Point Pleasant Beach.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Front setback principal building (building A) 10.78' proposed, whereas 25' required; front setback (building A-steps) 6.61' proposed, whereas 25' required; front setback principal building (building B) 16.67' proposed, whereas 25' required; front setback principal building (building B-steps) 12.5' proposed, whereas 25' required; building height 35.71' proposed, whereas 32.5' permitted; 3 stories proposed, whereas 2 permitted; half story attic exceeds 33% of floor below, whereas total possible floor area shall not exceed 33% or 500sf (whichever is less) of the total floor area beneath it; 6' fence proposed in side yard, whereas 3 & 4' permitted; dormers shall not be more than 33% of the length of the long axis dwelling.
Applicant also seeks a d1 use variance for the proposed townhomes, whereas townhomes are not permitted within the MC Zone.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Beach Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Beach Zoning Board of Adjustment at a public meeting on June 4, 2026 in the Council Chambers at 416 New Jersey Avenue, Point Pleasant Beach, New Jersey. The meeting will commence at 7:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant Beach 416 New Jersey Avenue, Point Pleasant Beach, New Jersey.
