Zoning Board of Adjustment
PLEASE TAKE NOTICE:
That The White Sands Oceanfront Resort & Spa has applied to the Borough of Point Pleasant Beach Zoning Board of Adjustment for a use variance approval for a restaurant/banquet use on the ground floor and to modify prior conditions of approval. This property is located in the RR3 zone at 1201-1205 Ocean Avenue, Point Pleasant Beach, NJ, also known as Block 27, Lot 1 as shown on the official tax map of the Borough of Point Pleasant Beach.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
1- Use variance for a multi-use location that includes a hotel, spa, restaurant/banquet and all other accessory/related uses to a hotel, including a private residence for the operator.
2- To the extent that the applicant is deemed to require an expansion of a prior approved or pre-existing non-conforming use, the applicant seeks a d2 expansion of prior non-conforming use variance or d-1 use variance as may be required.
3- To the extent that the applicant seeks a conditionally permitted use of a hotel and related accessory activities, including a restaurant and spa, where the applicant does not meet the conditional criteria for a hotel use, the applicant seeks a d3 variance.
4- In the alternative, applicant seeks an approval for a hotel and related accessory uses that include: hotel, banquet, restaurant, hair salon, massage therapy, bar and other such activities/uses that are customary and/or incidental to the use of a hotel where hotels are a conditionally permitted use in the zone and the applicant does not meet all of the conditional use criteria
5- Hotels are a conditionally permitted use in the zone but the Borough has determined that the applicant does not meet all of the conditions. The applicant requests Conditional Use Variance relief pursuant to N.J.S.A. 40:55D-70d(3) because the proposed development does not conform to all of the conditions specified for such use in the ordinance. Specifically, the applicant seeks relief from the following conditional use standards: total required parking for the hotel 107 required; 94 provided (or as determined by board); parking is deficient) front yard setback 25 required; 21 provided (or as determined by board) plus such other existing bulk non-compliances as determined by board.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Beach Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Beach Zoning Board of Adjustment at a public meeting on July 16, 2026 in the Council Chambers at 416 New Jersey Avenue, Point Pleasant Beach, New Jersey. The meeting will commence at Zoning Board of Adjustment 7:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant Beach 416 New Jersey Avenue, Point Pleasant Beach, New Jersey.
