PLEASE TAKE NOTICE:
That Paul J. Bonsper has applied to the Borough of Point Pleasant Beach Zoning Board of Adjustment for bulk and d(1) use variance approval to construct a two-story warehouse/storage structure. This property is located in the HC zone at 306 & 308 Hawthorne Avenue, Point Pleasant Beach, NJ, also known as Block 109, Lots 15 & 16 as shown on the official tax map of the Borough of Point Pleasant Beach.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Applicant seeks approval for d(1) use variance approval to construct a warehouse/storage structure whereas this is not a permitted use within the HC zone; impervious coverage 76.9% proposed, whereas 70% permitted; building height 37.5' proposed, whereas 35' permitted; minimum side yard setback 6' proposed, whereas 10' required.
Design waivers: 15' wide drive aisles proposed, whereas 25' required; 40.8% coverage for parking lot proposed, whereas 35 % permitted.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Beach Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Beach Zoning Board of Adjustment at a public meeting on August 6, 2026 in the Council Chambers at 416 New Jersey Avenue, Point Pleasant Beach, New Jersey. The meeting will commence at Zoning Board of Adjustment at 7:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant Beach 416 New Jersey Avenue, Point Pleasant Beach, New Jersey.
