This property is located in the MC zone at 70 Inlet Drive, Point Pleasant Beach, NJ, also known as Block 176, Lot 10.01 as shown on the official tax map of the Borough of Point Pleasant Beach. The Applicant seeks the following variances and/or design waivers for relief from the following requirements: Applicant seeks D use variance approval for the residential property whereas this is not a permitted use within the MC zone; lot area, 2,052.3 sf existing/proposed, whereas 10,000 sf required; lot width & frontage 31.21' existing/proposed, whereas 100' required; lot depth 60' existing/proposed, whereas 125' required; front yard setback 13.2' proposed, whereas 25' required; side yard setback 3.5' / 9.21' proposed, whereas 10' / 20' required; rear yard setback 14.8' proposed, whereas 25' required. Total combined size of the upper story deck shall not exceed 200sf. The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Beach Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications. This application will be heard by the Borough of Point Pleasant Beach Zoning Board of Adjustment at a public meeting on August 20, 2026 in the Council Chambers at 416 New Jersey Avenue, Point Pleasant Beach, New Jersey. The meeting will commence at 7:30pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application.
