PLEASE TAKE NOTICE:
That Chester Cruz has applied to the Borough of Point Pleasant Planning Board for minor subdivision approval to readjust the lot line between existing lots 7&8 and construct a single-family home on the proposed new lot 7.01. The existing dwelling on lot 8 (proposed lot 8.01) is to remain. This property is located in the R-1A zone at 815 Sinclair Road, Point Pleasant, New Jersey, also known as Block 110, Lot 7 & 8 as shown on the official tax map of the Borough of Point Pleasant.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Proposed Lot 7.01: Min lot area of 7,500 sf required, whereas 5,445.72 sf proposed; Min lot width of 75' required whereas 65.5' proposed; Min front setback to Trenton Avenue 25' required, whereas 23.1' proposed; minimum rear yard setback 25' required, whereas 19.4' proposed
Proposed Lot 8.01: Min lot area of 7,500 sf required, whereas 4,622.50 sf proposed; Min lot width of 75' required, whereas 50' proposed; Front setback to Sinclair Road 25' required, whereas 14.4' existing/proposed; side setback of 7.5' required, whereas 3.6' existing/proposed; Max building coverage of 30% allowed, whereas 33.6% proposed; accessory structure side setback of 5' required, whereas 4' (garage-rear yard) proposed; accessory structure rear setback of 5' required, whereas 4.2' (garage- side yard) proposed.
Design waivers: roof recharge system not provided for the proposed dwelling; minimum distance between property line and edge of driveway is less than 5'; no sidewalk and curbing proposed or existing along Sinclair Road; no shade trees proposed;
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Planning Board including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Planning Board at a public meeting on June 25, 2026 in the Council Chambers at 2233 Bridge Avenue, Point Pleasant, New Jersey. The meeting will commence at 7:00pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Planning Board Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant 2233 Bridge Avenue, Point Pleasant, New Jersey.
