Zoning Board of Adjustment
PLEASE TAKE NOTICE:
That Kristin Muller has applied to the Borough of Point Pleasant Zoning Board of Adjustment for bulk variance/ plot plan approval to construct a new walk out basement with stairs, concrete walkway, and new roof. This property is located in the R-1A zone at 1231 John Street, Point Pleasant, New Jersey, also known as Block 159, Lot 10 as shown on the official tax map of the Borough of Point Pleasant.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Impervious coverage of 57.5% proposed, whereas 50% permitted; lot coverage of 57.5% proposed, whereas 50% permitted; frontage 40' existing/proposed, whereas 50' required; lot area 4,400sf existing/proposed, whereas 5,000sf required; lot width 40' existing/proposed, whereas 50' required; front setback 11.5' proposed, whereas 25' required; side setback (side entrance) 1.33' proposed, whereas 5' required (zoning officer indicates 2' required).
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Zoning Board of Adjustment at a public meeting on June 10, 2026 in the Council Chambers at 2233 Bridge Avenue, Point Pleasant, New Jersey. The meeting will commence at 7:00pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant 2233 Bridge Avenue, Point Pleasant, New Jersey.
