Zoning Board of Adjustment
PLEASE TAKE NOTICE:
That Elizabeth and Leonard Falabella (as contract purchaser) has applied to the Borough of Point Pleasant Zoning Board of Adjustment for preliminary and final site plan, bulk variance, and d use variance approval to expand the adjacent landscaper's business and yard and to combine the properties to be used as one landscaper's business and yard. This shall also include a new gravel area for parking for four trucks and trailers and the continued use of the existing garage for storage. Operations on the existing Lot 14 shall remain materially the same. This property is located in the R-3 Zone at 1025 & 1027 Ocean Road, Point Pleasant, New Jersey, also known as Block 123, Lot 13 & 14 as shown on the official tax map of the Borough of Point Pleasant.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Lot size 6,500 sq. ft. existing/proposed, whereas 7,500 sq. ft. required; lot width 60' existing/proposed, whereas 75' required; lot frontage 60' existing/proposed, whereas 75' required; side setback (garage) 2.6' existing/proposed, whereas 5' required; rear setback (garage) 0.85' existing/proposed, whereas 5' required; existing garage located on vacant lot whereas no principal structure existing; rear fencing 1.2' over property line.
Applicant also seeks a d use variance approval for a landscaping business, whereas this is not a permitted use within the zone. Applicant may also seek an expansion of the non-conforming use on Lot 14 and/or a d1 use variance to allow the landscaping business on both Lots 13 & 14.
Applicant also seeks to reaffirm any/all prior approvals obtained under Resolution 19-23 memorialized at public hearing on September 4, 2013.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or the Borough of Point Pleasant Zoning Board of Adjustment including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by the Borough of Point Pleasant Zoning Board of Adjustment at a public meeting on June 24, 2026 in the Council Chambers at 2233 Bridge Avenue, Point Pleasant, New Jersey. The meeting will commence at 7:00pm at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Zoning Board of Adjustment Secretary and may be inspected by you during regular business hours of the Borough of Point Pleasant 2233 Bridge Avenue, Point Pleasant, New Jersey.
