NOTICE OF HEARING
PLEASE TAKE NOTICE that agents of Seabright Lawn Tennis & Cricket Club have submitted an Application to the Borough of Rumson, with respect to the property located at 5 Tennis Court Lane, Rumson, NJ (Block 104, Lot 2) (R-2 Zone). The subject property is a corner lot, with frontage on Tennis Court Lane (to the west) and Rumson Road (County Road 520) to the south. The subject property is currently owned by, occupied by, and used as the Seabright Lawn Tennis & Cricket Club. The Applicant is seeking Preliminary and Final Major Site Plan Approval, Bulk Variance Approval, and Design Waiver Approval so as to effectuate the following:
A. Renovation and reconstruction of 16 existing lawn tennis courts;
B. Realignment of courts and fences;
C. Construction of additional stone walkways at the site; and
D. Construction of drainage improvements, including an underdrain system within the lawn tennis courts.
In addition, 3 existing sheds will be removed from the site. Furthermore, no building renovation or building expansion is proposed. Also, no landscaping is proposed as part of the within project, and no landscaping is proposed to be removed.
In conjunction with the Application, the Applicant will be seeking approval for the following variance:
LOT COVERAGE: Maximum of 15.5% (55,271 SF) allowed; whereas 52.6% (187,090 SF) of lot coverage currently exists and 53.9% (191,482 SF) proposed. (Variance approval was previously received in 2018 for 206,888 SF of coverage.)
The Applicant may also seek clarification of the exact number of parking spaces needed / required, based upon a clarification from a prior variance approval. There is no new parking spaces required in conjunction with the within Application, and the Tennis Club will not be exacerbating any previously granted parking relief. The Applicant will also be seeking to be waived from the requirement of having to submit a Landscaping Plan and a Lighting Plan.
The Applicant also reserves the right to request any and all other variance / design waivers which are necessary or which may become necessary during the public hearing process.
Any person or persons who have an interest in the Application, or who have any questions, comments, or objections regarding the same, will have an opportunity to be heard at the Rumson Planning Board Meeting to be held on March 2, 2026 at 7:30 P.M. in the Rumson Municipal Building (Charles S. Callman Hall Courtroom) located at 80 E. River Road, Rumson, NJ (732-842-3300).
A copy of the Application and all pertinent drawings, surveys, maps, plans, and supporting documents have been filed in the Office of the Board Secretary (80 E. River Road, Rumson, NJ) and may be inspected during regular business hours
