ZONING BOARD OF APPEALS 25-02
Notice is hereby given pursuant to the requirements of the Michigan Zoning Enabling Act, PA 110 of 2006, as amended, the General Ordinances of the City of Marine City, and the Rules and Regulations of the Marine City Zoning Board of Appeals that on Wednesday November 5, 2025, beginning at 5:00 PM, or as soon thereafter as the agenda allows, at the Marine City Municipal Offices, 260 S. Parker Street, Marine City, Michigan, the Marine City Zoning Board of Appeals will hold a Public Hearing to consider a Zoning Variance application as follows:

Applicant: Castaway Cove, LLC., 65 Macomb Place, Ste F, Mt. Clemens, MI 48043 requesting six (6) Zoning Ordinance Variances for the following property:

Current Zoning: MHP/Mobile Home Park District
Variance one requests is to allow a front yard (public right of way) zoning set back of 37 feet which is less than the 50 feet as required per ordinance to accommodate proposed construction design standards. This variance applies to proposed Unit 1.
Variance two requests to allow a rear yard zoning set back of 17 feet which is less than the 30 feet as required per ordinance to accommodate proposed construction design standards. This variance applies to proposed lots.
Variance three requests to allow for an overall lot size of 2,670 square feet, which is less than the 4,400 square feet required per ordinance. This variance applies to all proposed lots.
Variance four requests to allow a minimum square foot floor area of 723.6 square feet which is less than the 750 square feet required per ordinance.
Variance five requests to allow for development of a 2.62-acre site which is less than the 10-acres required by ordinance.
Variance six requests to allow for 3 parking spaces per lot/unit which is more than the required 2 parking spaces per lot/unit per ordinance.
A complete copy of the application and proposed plans may be examined at Marine City Municipal Offices, 260 S. Parker Street, Marine City, Michigan, prior to the public hearing, during the City's regular business hours. Citizen comments are welcome and may be given at the Public Hearing. Written comments may be addressed to the Zoning Board of Appeals at the municipal office address above until 4:00pm on October 31, 2025.
