NOTICE OF PUBLIC HEARINGS
MAJOR SUBDIVISION / FINAL PLAT AND RELATED VARIANCE REQUEST
104 17TH STREET, TYBEE ISLAND, GEORGIA
Notice is hereby given that an application has been filed with the City of Tybee Island for review and approval of a Major Subdivision / Final Plat for the property located at 104 17th Street, Tybee Island, Georgia 31328, identified as PIN 40008 18001.
The owner of the subject property is Southern Belle Vacation Rentals.
The subject property is currently zoned C-1. The requested action is approval of a subdivision of the existing parcel associated with the completed single-family attached townhome project at 104 17th Street. The proposed subdivision would create individual parcels/lots for the existing single-family attached townhomes, together with any related common areas, easements, access, utilities, drainage, and other apparent improvements shown on the subdivision plat. No rezoning is requested by this application.
Notice is further given that a related variance request will be heard in conjunction with the Major Subdivision / Final Plat request. The variance request seeks relief from applicable lot dimensional requirements for the proposed subdivision, including requirements related to lot size, lot width, and lot length/depth. The variance request is associated with and necessary for consideration and approval of the proposed subdivision of the property for the existing single-family attached townhome development.
The City of Tybee Island Planning Commission will hold a public hearing on this application and related variance request on June 22, 2026, at 6:30 p.m., at 78 Van Horne, Tybee Island, Georgia, for the purpose of receiving public comment and making a recommendation to the Mayor and Council.
The Mayor and Council of the City of Tybee Island will hold a public hearing and consider action on this application and related variance request on July 9, 2026, at 6:30 p.m., at 78 Van Horne, Tybee Island, Georgia.
All interested persons are invited to attend and be heard. A copy of the application, subdivision plat, and variance request may be reviewed during normal business hours at the City of Tybee Island Community Development Department, 403 Butler Avenue, Tybee Island, Georgia 31328. Written comments may be submitted to the Community Development Department prior to the public hearings.
