NOTICE OF HEARING ON APPEAL OR APPLICATION
PLEASE TAKE NOTICE:
That the undersigned has filed an appeal or application for development with the Zoning Board of Adjustment of the City of Englewood for the variances and/or waivers hereinafter described, so as to permit the following:
Construction of an in-ground swimming pool that will encroach on the rear yard setbacks
and designated as Lot 43 Block 3305 on the City Tax Map, and this notice is sent to you as an owner of property in the immediate vicinity.
Applicant requests variance relief from §250-59(D)(3) of the City of Englewood NJ Zoning Ordinance governing swimming pool setbacks in the R-B One Family Residential District. Said ordinance requires swimming pools, tennis courts, basketball courts, paved or concreted play areas, and all accessory improvements including patios, sidewalks, fencing, platforms, and lighting to maintain a minimum rear yard setback of thirty (30) feet. The proposed in-ground swimming pool is setback 10' from the rear property line to the pool walkway and 13' to the water's edge of the pool .
To the extent the application gives rise to other variances or design waivers that are presently unknown, applicant shall be seeking approval for them as well. A PUBLIC HEARING has been scheduled for June 2nd, 2026, at 8 P.M. via Zoom Conference. All persons or property owners interested in this application will be heard at the aforesaid time and place. All documents relating to this application may be inspected between the hours of 9:00 A.M. to 4:00 P.M. in the office of the Land Use Administrator, Oksana Leonovich, at City Hall, 2-10 N. Van Brunt Street, Englewood, New Jersey, New Jersey.
