PUBLIC NOTICE FOR PUBLIC HEARING
BOROUGH OF ROSELLE
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE, that on Monday, JULY 27th, 2026 at 7:30 P.M. the Borough of Roselle Zoning Board of Adjustment ("Zoning Board") will hold a PUBLIC HEARING at the Borough of Roselle Municipal Building located at 210 Chestnut Street, Roselle, New Jersey 07203, on the application of the applicant – 5th GEN Holdings LLC (the "Applicant"), seeking bulk variance relief approval for construction and installation of a single-car driveway along the northerly property line adjacent to the front of the dwelling at the property known as 332 Harrison Avenue (Block 901, Lot 18), Roselle, New Jersey, (the "Property") located in the B-Residential Zone.
The Application requires the following bulk variance relief: (1) Ordinance 650-26(A) requires driveway must have access that is unobstructed to and from the street. Zoning denial letter advises that since the driveway comes into contact (ends) at the front of the dwelling that the access is not unobstructed; and (2) Ordinance 650-26(G)(3) requires residential driveways must be 5 feet wider at the curbline for access (maintain clear access), along with any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application.
All plans, maps and other documents relating to this application including the plan are on file and will be available for public inspection free of charge, beginning ten (10) days prior to the public hearing, by contacting the Land use Administrator via telephone at (908) 259-3001 or via electronic mail at planning@boroughofroselle.com to make an appointment to view the application and supporting materials at the Borough of Roselle Municipal Building located at 210 Chestnut Street, Roselle, New Jersey 07203 during the business hours of Monday through Friday 9:00 AM – 4:30 PM. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Zoning Board may determine. At the hearing or any adjournment thereof, you may appear in person or by attorney to give evidence and make a statement for or against this application. This notice is being published upon the order of the Board.
