PUBLIC NOTICE OF HEARING BEFORE THE TOWN OF SECAUCUS ZONING BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that on Tuesday, October 14, 2025, at 7:00 p.m., the Zoning Board of Adjustment of the Town of Secaucus will hold a public hearing at the Town of Secaucus, 1203 Paterson Plank Road, Secaucus, to consider an application by United Ford, LLC ("Applicant"), for a signage variance application approval for the property located at 211 County Avenue, Secaucus, New Jersey, also known as Block 30, Lot 10, on the Town of Secaucus Tax Map. The Property is located within the New Jersey Sports and Exposition Authority ("NJSEA") Light Industrial A Zone. Applicant proposes four (4) identification signs on the frontage of the site for the purpose of identifying different areas of the site, including: one pole sign, approximately 61 square feet in gross sign area, to identify the premises; and three wall-mounted signs, ranging from 21 square feet to 69 square feet in gross sign area, to identify other areas of the site for the dealership, office, and service repairs. No other changes to the site are proposed. Applicant's proposed identification signs require one bulk variance from NJSEA regulation, N.J.A.C. 19:4-8.14 Table 8-5, which permits a maximum of two (2) signs per front yard, whereas Applicant is proposing four (4) signs. If required, Applicant also intends to request at the hearing such other deviations, variances and/or waivers of design standards and/or submission requirements as the Zoning Board of Adjustment may deem necessary to develop the premises in the manner indicated in the application plans and materials. The application and all supporting maps, site plans and documents are on file in the office of the Zoning Board of Adjustment at the Town of Secaucus, New Jersey, and are available for public inspection, Monday through Friday, during normal business hours, except holidays. Any interested party may appear at the aforesaid hearing, either in person or by their attorney, and be given an opportunity to be heard with respect to the application.
