PUBLIC NOTICE
Please take notice that Kenneth Brown and Jenna Darling (collectively, the "Applicant") have filed an application for development with the Moorestown Township Zoning Board of Adjustment ("Board") regarding real property located at 301 S. Lenola Road and designated as Block 1801, Lot 32 on the municipal tax map (the "Property"). The Property is approximately 11,250 sf and contains a single-story, residential dwelling. The Applicant seeks bulk variance approval to demolish the existing dwelling and construct a new two-story dwelling with an attached garage on the Property.
The Applicant seeks approval of the following bulk variances:
1. Section 180-25(A) – minimum lot width: 75' required; 50' existing and proposed (ENC);
2. Section 180-25(C) – minimum front yard setback (South Lenola Road): 30' required; 22.9' existing; 21' proposed;
3. Section 180-25(C) – minimum front yard setback (Ivy Avenue): 20' required; 10.3' existing; 8.3' proposed; and
4. Section 180-25(D) – minimum side yard setback: 15' required; 14' existing; 11.55' proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on September 16, 2025 at 7:00 p.m. in-person in the Moorestown Town Hall, 111 West Second Street, Moorestown, New Jersey 08057, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application.
