ZONING BOARD OF ADJUSTMENT
PUBLIC NOTICE
PLEASE TAKE NOTICE THAT on the 23rd of October, 2025, at 7:30 pm at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey, the Zoning Board of Adjustment of the Borough of Rumson will hold a public hearing on the application of Pat Sabino, at which time all interested persons will be given an opportunity to be heard.
The location of the premises in question is in the R-5 Zone as shown on the Borough Tax Map, Block 144, Lot 7 and commonly known as 87 Waterman Ave., Rumson, New Jersey.
The Applicant is seeking approval for the following: 2 story addition to an existing single family residence.
The Applicant is applying for the following variances:
Borough of Rumson Ordinances / Development Regulations: Schedule 5-1 (Zoning District Regulations), Schedule 5-3 (Maximum Floor Area) and Schedule 5-4 (Maximum Lot and Building Coverage).
1. Maximum Floor Area Ratio: 0.319 permitted, 0.341 existing, 0.389 proposed.2. Maximum Floor Area: 3,500 square feet permitted , 3,750 square feet existing, 4,268 square feet proposed.3. Maximum Building Coverage: 2,155 square feet permitted, 2,867 square feet existing, 3,133 square feet proposed.4. Maximum Lot Coverage: 4,157 square feet permitted, 7,355 square feet existing, 7,524 square feet proposed.5. Minimum required side yard setback (minimum / combined): 8 feet / 18 feet required, 2.6 feet / 14.2 feet existing and proposed (intensification of non-conformity).6. Minimum off-street parking: 3 spaces required, 2 spaces existing, 2 spaces proposed (5th bedroom added).
There is an existing nonconformity that is unchanged by the proposed work:
1. Rear Yard Setback: 50 feet required, 12.6 feet existing to remain.
All persons interested in this application will be given ample opportunity to be heard at the above. A copy of the application and supporting documents are on file at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and can be examined on the Borough website (www.rumsonnj.gov) under the "Government" tab, then selecting "Zoning Board".
