PUBLIC NOTICE
PLEASE TAKE NOTICE that on October 20, 2025 at 5:00 P.M. in the Courtroom at the Municipal Building, 3515 Bargaintown Road, Egg Harbor Township, NJ, the Egg Harbor Township Planning Board will hold public hearing on the development application filed by 6800 Delilah Road Egg Harbor Township, LLC (the "Applicant") for the property designated as Block 801, Lot 1 on the Egg Harbor Township Tax Map, also known as 6800 Delilah Road (the "Property"), at which time and place all interested persons will be given an opportunity to be heard.
The Applicant seeks preliminary and final major site plan approval to construct a 3,456-sf building for a cannabis retailer (Class V) and 10,251-sf building for a microbusiness cannabis cultivator (Class I) together with related site improvements, including but not limited to stormwater management facilities, parking, landscaping, signage and associated lighting.
The cannabis retailer, Rocket Retail, LLC, received an annual Class V Cannabis Retailer license from the Cannabis Regulatory Commission (CRC). The cannabis cultivator, Novus Care, LLC, received an annual Class I Microbusiness Cultivator license from the CRC.
The subject property is located in the M-1 Light Industrial Zone District The application requires bulk variance relief for a minimum lot size of 1.9 acres existing and proposed where 2 acres is required (§225-7) and to provide a 6 foot separation between the cannabis retailer building and parking area without a sidewalk or landscaping buffer where a minimum 10 foot separation is required with 4 feet for sidewalk and 5 feet for landscaping. (§225-55E).
The application also requires design waiver relief as follows: (i) to construct stormwater management basins within the minimum buffer required on the site (§94-8H); (ii) to deviate from the minimum number of shade trees required to be planted around the stormwater management basin perimeter (§94-22E); (iii) to exceed the maximum illumination of 0.1 footcandles (except at points of ingress and egress) at the property line (§94-23H); (iv) from the requirement to install sidewalk or contribute payment in lieu of actual installation of sidewalk along the property frontages (§94-38H); and (v) from the environmental impact statement submission requirement (§94-14B).
Finally, the Applicant also seeks all relief including, but not limited to, any approvals, variances, waivers and/or exceptions that the Planning Board may deem necessary in connection with this application.
Interested parties may review the materials submitted in support of this application during regular business hours, Monday through Friday, at the Office of the Land Use Administrator, 13515 Bargaintown Road, Egg Harbor Township, NJ 08234.
Any interested party may appear at said hearing to question witnesses, offer testimony and/or participate therein in accordance with the rules of the Planning Board.
