PUBLIC NOTICE
Please take notice that Atma and Sushama Kulshreshtha (collectively, the "Applicant") have filed an application for development with the Pemberton Township Zoning Board ("Board") regarding real property located at 530 Lakehurst Drive and designated as Block 855, Lot 4 on the municipal tax map. The 66,496 sf property is currently improved with an existing childcare center toward the front of the property, and a single-family dwelling in the rear. The Applicant seeks minor subdivision approval to subdivide the property into two lots, in order to place the existing home and day care center on their own separate tax lots. The Applicant also seeks a use variance to permit the single-family dwelling to be located on its own lot because the use is not a permitted use in the NCP zoning district.
The Applicant seeks the following variances under the municipal land use ordinance:
1. §190-23.2(E)(2) requires that no accessory use or structure shall be permitted in the front yard
setback. Proposed Lot A contains an existing shed within the front yard setback (existing condition);
2. Table 1, NCP Performance Regulations: 25' wide buffer towards residential land
Uses required; none proposed (existing condition);
3. §190, Attachment 16 – minimum rear yard setback (proposed lot A): 25 ft required; 18.7 ft proposed;
4. §190, Attachment 16 – front yard setback (proposed lot A): 55 ft required; 49 ft existing and proposed (existing condition); and
5. §190, Attachment 16 –minimum lot width (proposed lot B): 75 ft required; 34.59 ft proposed.
The Applicant is also requesting any variances, submission waivers, exceptions, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, and other approvals and permits reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff prior to or at any public hearing on this application.
This application shall be considered by the Board on November 13, 2025 at 7:00 p.m. in-person in the Pemberton Township Municipal Building, 500 Pemberton-Browns Mills Road, Pemberton, New Jersey 08068, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Office of Community Development located at located at 500 Pemberton-Browns Mills Road, Pemberton, New Jersey 08068 during regular business hours.
