PUBLIC NOTICE
Please take notice that GSCI Development LLC ("Applicant") has filed an application for development with the Gloucester Township Zoning Board of Adjustment ("Board") regarding real property located at 389 Cross Keys Road, designated as block 17902, lot 13 on the municipal tax map.  On October 23, 2024, the Board granted use variance approval to permit an age-restricted (55+) residential community consisting of up to fifty-one (51) townhomes in the Highway Commercial (HC) zone where townhomes are not a permitted use. The proposed townhome lots do not meet many of the bulk requirements in the HC zone, such as minimum lot area, frontage, depth, side yard setback, and coverages, among other requirements, but it is the Applicant's position that the bulk variances are subsumed in the previously granted use variance. The use variance approval was memorialized on December 11, 2024 in Resolution No.: ZB-24-027. The Applicant now returns to the Board for preliminary and final major site plan approval and preliminary and final major subdivision approval for the development of fifty-one (51) residential townhomes.
 
The Applicant does not require any known variances in connection with this application.  The Applicant is requesting any variances, submission waivers, exceptions, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, other approvals and permits reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff prior to or at any public hearing on this application.
 
This application shall be considered by the Board on November 12, 2025 at 7:00 p.m. in-person in the Gloucester Township Municipal Building, Council Room, 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey 08021, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application.  A copy of the application and supporting documentation is on file in the Board's offices located in the Gloucester Township Municipal Building, 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey 08021 and is available for public inspection during regular business days and hours.
