PUBLIC NOTICE
Please take notice that Michael and Julie Cancila (collectively the "Applicant") have filed an application for development with the Borough of Haddonfield Zoning Board of Adjustment ("Board") regarding real property located at 412 Lakeview Avenue and designated as block 55, lot 1.02 on the municipal tax map. The property is located in the R-7 Residential zoning district and is currently improved with a two-story single-family home. The Applicant seeks bulk variance approval for the construction of a new half story, above the existing two-story home, as well as a new second story onto the existing one-story rear addition.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-32.D.4.a – maximum building coverage: 25% permitted; 29.7% existing; 30.5% proposed;
2. Section 135-32.D.2.b – minimum single side yard setback: 10'required; 6.85'existing and proposed (existing non-conformity; to be extended vertically in connection with the addition);
3. Section 135-32.D.2.c – minimum aggregate side yard setback: 20' required; 14.58' existing and proposed (existing non-conformity; to be extended vertically in connection with the addition); and
4. Section 135-32.D.5.a – maximum number of stories (principal): 2.5 stories permitted; 2 stories existing; 3 stories proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on November 18, 2025 at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
