PUBLIC NOTICE
Please take notice that Barlow Chevrolet, Inc. ("Applicant") has filed an application for development with the Delran Township Zoning Board of Adjustment ("Board") regarding real property located at 6035 Route 130 South in Delran Township, which is designated as block 46, lot 20 on the municipal tax map. The Applicant seeks minor site plan approval to demolish an existing 2,750 s.f. building on lot 20 used for detailing and preparing vehicles and replace it with a new 5,100 s.f. building to be used for similar purposes. The property is located in the C-2 zoning district. The sale of new and used vehicles is a conditional use in the C-2 zone as per ordinance section 355-43(B). The ordinance does not identify any stated conditions for this conditional use. As a result, the sale of new and used vehicles is considered a prohibited use. The applicant seeks a D(2) use variance, to expand a pre-existing nonconforming use since the detailing building is expanding in size.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 355-46(F) – maximum impervious coverage – 60% permitted; 67.63% existing and proposed (existing nonconformity).
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on November 20, 2025 at 7:00 p.m. in-person at the Delran Township Municipal Building, 900 Chester Avenue, Delran, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Delran Township Municipal Building, 900 Chester Avenue, Delran, New Jersey, and is available for public inspection during regular business hours.
