PUBLIC NOTICE
Please take notice that Maria Lopez ("Applicant") has filed an application for development with the Pennsauken Township Zoning Board of Adjustment ("Board") regarding real property located at 4155 Baker Avenue and designated as block 5721, lot 17 on the municipal tax map. The Applicant proposes to construct a one-story rear addition to the existing home. No known variances are required for the proposed rear addition, however, the existing home does not comply with the minimum required front yard setback. The home is therefore a nonconforming structure. A variance is required under section 141-88 of the ordinance because the Applicant seeks to enlarge a nonconforming structure. No changes to the front of the home are proposed.
The Applicant seeks approval of the following variance under the municipal land use ordinance:
1. Section 141-76(C)(2) – minimum front yard setback: 35' required; 30.42' existing and proposed (existing non-conforming condition).
The Applicant also requests any variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 14, 2026 at 6:30 p.m. in-person in the Township of Pennsauken Municipal Building, 2400 Merchantville Avenue. Pennsauken, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at 2400 Merchantville Ave. Pennsauken, New Jersey 08110 New Jersey and is available for public inspection during regular business days and hours. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
