PUBLIC NOTICE
Please take notice that Paul Sabelli ("Applicant") has filed an application for development with the Borough of Haddonfield Zoning Board of Adjustment ("Board") regarding real property located at 127 Fowler Avenue, designated as block 33, lot 50. The Property is in the R-9 Residential District and is currently improved with a twin dwelling. The Applicant seeks a D(2) variance to construct a second story addition directly above and within the existing footprint of the single-story portion of the dwelling
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-34(A) does not permit twin dwellings. The property is currently improved with an existing twin dwelling, which the Applicant proposes to expand;
2. Section 135-34(D)(1)(a) requires a minimum lot area of 4,000 sf. The current lot area of 3,098.8 sf. No change is proposed;
3. Section 135-34(D)(1)(d) requires a minimum lot depth of 100'. The current lot depth of 42.51'. No change is proposed;
4. Section 135-34(D)(2)(a) requires a minimum front yard setback of 5'. The current front yard setback is 0'. No change is proposed;
5. Section 135-34(D)(2)(b) requires a minimum side yard setback of 4'. The current side yard setback is 0'. The Applicant proposes to extend the setback to 2nd floor;
6. Section 135-34(D)(2)(c) requires a minimum rear yard setback of 25'. The current rear yard setback is approximately 10.62'. A rear yard setback of 8.25' is proposed for the proposed addition;
7. Section 135-34(D)(4)(a) permits a maximum building coverage of 30%. The current building coverage is 33.07%. A building coverage of 34.37% is proposed; and
8. Section 135-34(D)(4)(b) permits a maximum lot coverage of 50%; the current lot coverage is 60.05%. No change is proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 20, 2026 at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application.
