PUBLIC NOTICE
Please take notice that Don and Lisa Pinos (collectively, the "Applicant") have filed an application for development with the Borough of Collingswood Planning Board of Adjustment ("Board") regarding real property located at 1 Lake Shore Drive, and designated as Block 186.01, Lot 9 on the municipal tax map. The property is located in the SF-D3 zone and is currently improved with a two-story dwelling containing three apartment units and associated improvements. Three-unit multifamily residential uses are not permitted in the SF-D3 zone. The Applicant seeks a certification pursuant to N.J.S.A. 40:55D-68 that the current use of the property as a three-unit multifamily residence is a lawful, pre-existing nonconforming use. In the event the Board does not grant approval of the Applicant's requested relief then, in the alternative, the Applicant seeks a use variance for such use pursuant to N.J.S.A. 40:55D-70(d). No changes to the property are proposed in connection with the application.
The Applicant also requests any variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 26, 2026 at 7:00 p.m. in-person at the Borough of Collingswood, Community Center, 30 W. Collings Avenue, Collingswood, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Borough of Collingswood, Community Center, 30 W. Collings Avenue, Collingswood, New Jersey and is available for public inspection during regular business hours.
