PUBLIC NOTICE
Please take notice that Flagship New Jersey Opco, LLC ("Applicant") has filed an application for development with the Borough of Audubon Joint Land Use Board ("Board") regarding real property located at 755 S. White Horse Pike and designated as block 50, lots 1, 1.01, 2, 2.01, 3, 3.01 and 22 on the municipal tax map. The property is located in the Business (B) zoning district. On October 8, 2025, the Board approved the Applicant's (d)(1) use variance application permit it to redevelop this site as a car wash, where a car wash is not a permitted use in the Business zoning District. The Applicant now returns to the Board for preliminary and final major site plan approval together with any bulk variances, design waivers and other approvals that may be required.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 113-385(3)(b)(4) requires a minimum rear yard setback of 50'. The applicant proposes a 47.1' rear yard setback where a 37.1' set back currently exists.
2. Section 113-385(3)(b)(7) permits a maximum lot coverage of 75%. The current lot coverage is 80.2%. No change is proposed.
3. Section 113-385(1)(i)(3)(v) requires a minimum buffer width of 20'. The current buffer width is 4'. No change is proposed.
4. Section 113-385(5) does not permit off-street parking within a front yard or within a side yard abutting a street. The property currently has parking within the front yard setback areas. The Applicant also proposes parking within a front yard and a side yard abutting a street.
5. Section 113-409(G)(v)(c) permits a maximum sign height of 14'. The Applicant proposes a sign height of 34'.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on March 11, 2026 at 7:00 p.m. in-person in the Borough of Audubon Municipal Building, First Floor Meeting Room/Courtroom, 606 West Nicholson Road, Audubon, New Jersey 08106, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at 606 West Nicholson Road, Audubon, New Jersey and is available for public inspection during regular business days and hours.
