PUBLIC NOTICE
PLEASE TAKE NOTE that on April 2, 2026 at the Atlantic Highlands Municipal Building, 100 First Ave., Atlantic Highlands, NJ the Planning Board will hold a hearing on the application of the undersigned, at which time and place all interested persons will be given an opportunity to be heard. Said meeting will take place at 7:00 pm.
The LOCATION OF PREMISES in question is in the R-3 Zoning District, Tax Map Block 10, Lot 16, more commonly known as 252 OCEAN BLVD., ATLANTIC HIGHLANDS.
The applicant is seeking VARIANCES FOR RELIEF from the following requirements:
1. To exceed existing (non-conforming) rear set-back; 30' required, 27.8' exists, 25.3' proposed.
2. To increase existing (non-conforming) maximum building coverage; 12% required, 14.34% exists, 15.04% proposed.
3. To increase maximum useable floor area ratio; 17.5 required, 17.19 exists,
18.71 proposed.
FOR THE PURPOSE OF: 1. Adding a recreation room on the basement level of this home, underneath the existing den (on the first floor) and 2, adding a larger deck outside the 1st floor den with steps to ground.
A copy of this application and documents are on file at the Planning Board Office, Atlantic Highlands Municipal Building, 100 First Ave., Atlantic Highlands, NJ during normal business hours (8:30am - 4:30 pm) and may be inspected by all interested parties prior to said meeting.
Please be advised that the Planning Board is now conducting its meetings in Hybrid format both in person and virtually. Members of the public attending by virtual means must be present by both audio and video in order to provide testimony and must contact the Planning Board in advance of the hearing date to arrange for the presentation of any exhibits they wish the Planning Board to consider.
