PUBLIC NOTICE
Please take notice that Peter and Erin Zebrowski (collectively, the "Applicant") have filed an application for development with the Borough of Haddonfield Zoning Board of Adjustment ("Board") regarding real property located at 261 Moore Lane, designated as block 77, lot 39 on the municipal tax map. The property is located within the R-4 residential zoning district and is currently improved with a single-family home and associated improvements. The Applicant seeks variance approval to renovate the home and add a new front porch.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-29D.(4)(a) permits a maximum building coverage of 20%. The existing building coverage is 21.1%. The Applicant proposes a building coverage of 21.8%;
2. Section 135-29D.(4)(b) permits a maximum impervious coverage of 30%. The existing impervious coverage is 38.8%. The Applicant proposes an impervious coverage of 36.8%.
3. Section 135-29D.(2)(c) requires a minimum combined side yard setback of 35 ft. The existing combined side yard setback is 26.9 ft. The Applicant proposes a combined side yard setback of 26.7 ft.
4. Section 135-29D.(1)(c) requires a minimum lot frontage of 80 ft. The existing lot coverage is 65.7 ft. No change proposed. Existing non-conformity;
5. Section 135-29D.(2)(a) requires a minimum front yard setback of 36.9 ft. The existing front yard setback is 34.8 ft. No change proposed. Existing non-conformity;
6. Section 135-29D.(2)(d) requires a minimum rear yard setback of 45 ft. The current rear yard setback is 39.6 ft. No change proposed. Existing non-conformity; and
7. Section 135-29D.(2)(b) requires a minimum single side yard setback of 15 ft. The existing single side yard setback is 10.9 ft. No change proposed. Existing non-conformity.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on March 17, 2026 at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
