PUBLIC NOTICE
Please take notice that Allen and Krista Parets (collectively, the "Applicant") have filed an application for development with the Borough of Haddonfield Zoning Board of Adjustment ("Board") regarding real property located at 365 Kings Highway East and designated as block 92, lot 10 on the municipal tax map. The property is located within the R-2 residential zoning district and is currently improved with a single-family home and associated improvements. The Applicant seeks variance approval to construct a small patio in their back yard.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 135-27(D)(1)(a) requires a minimum lot area of 20,000 sf. The existing lot area is 16,700 sf. No change is proposed. Existing non-conformity;
2. Section 135-27(D)(1)(b) requires a minimum lot width of 125 ft. The existing lot width is 100 ft. No change is proposed. Existing non-conformity;
3. Section 135-27(D)(1)(c) requires a minimum frontage of 125 ft. The existing frontage is 100 ft. No change is proposed. Existing non-conformity;
4. Section 135-27(D)(1)(c) requires a minimum frontage of 125 ft. The existing frontage is 100 ft. No change is proposed. Existing non-conformity;
5. Section 135-27(D)(2)(a) permits a minimum front yard setback of 40 ft. The existing front yard setback is 39.5 ft. No change is proposed. Existing non-conformity;
6. Section 135-27(D)(2)(a) permits a minimum single side yard setback of 18 ft. The existing single side yard setback is 12 ft. No change is proposed. Existing non-conformity;
7. Section 135-27(D)(2)(a) permits a minimum combined side yard setback of 40 ft. The existing combined side yard setback is 24.5 ft. No change is proposed. Existing non-conformity;
8. Section 135-27(D)(4)(b) permits a maximum building coverage of 15%. The existing building coverage is 18.98%. No change is proposed. Existing non-conformity;
9. Section 135-27(D)(4)(b) permits a maximum impervious coverage of 25%. The existing impervious coverage is 3.42%. The impervious coverage with the proposed patio will be 37.82%.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on March 17, 2026 at 7:00 p.m. in-person in the Borough Hall Auditorium, 242 Kings Highway East, Haddonfield, New Jersey 08033, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at located at 242 Kings Highway East, Haddonfield, New Jersey 08033 during regular business hours.
