PUBLIC NOTICE
PLEASE TAKE NOTICE that on April 6, 2026, at 7:00 PM (or as soon thereafter as the matter may be heard), the Planning Board of the Borough of Far Hills will hold a public hearing at the Far Hills Municipal Building, 6 Prospect Street, Far Hills, New Jersey 07931 (or via remote means if announced by the Borough), on the application of Peapack NJ LLC (Applicant and Owner) for minor site plan approval with "d" and "c" variances pursuant to N.J.S.A. 40:55D-70.
The property is located at 16 Peapack Road, Far Hills, New Jersey, and is designated as Block 11, Lot 2 on the Far Hills Tax Map. The property is in the Neighborhood Office (NO) Zone District.
The Applicant seeks approval for a change of use of the first floor of the existing building to a non-essential retail boutique ("Sourced at 16") selling primarily antique and vintage furniture and accessories with a modern edge. This change of use requires a variance as not permitted in the NO Zone. The boutique will operate Thursday through Sunday from 11:00 AM to 4:00 PM, by the owners and low-impact operations (approx. 2-4 customers at a time). Proposed site improvements include landscaping, asphalt paving four parking spaces, and curbing in the rear. No exterior structural changes to the building are proposed.
Additional Variances are requested from Borough Ordinance requirements, including but not limited to parking and any other relief related to the proposed site plan.
Any maps, plans, and documents relating to this application are on file with the Planning Board Secretary and are available for public inspection during normal business hours at the Far Hills Municipal Building, 6 Prospect Street, Far Hills, NJ 07931.
All interested persons may appear at the hearing (in person or remotely, if applicable) and be heard with respect to this application.
