PUBLIC NOTICE
Please take notice that Joseph Polinski ("Applicant") has filed an application for development with the Florence Township Zoning Board of Adjustment ("Board") regarding real property located at 201 W. Front Street and designated as block 46, lot 5 on the municipal tax map. The property is approximately 20,174 sf in area and located in the RA residential zoning district. The Applicant seeks variance approval to develop the vacant property with a new single-family home, including an in-ground pool and associated site improvements.
The Applicant seeks approval of the following variance under the municipal land use ordinance:
1. Section 91-189(A)(2) requires a minimum lot width of 100 ft. The current lot width is 95 ft. No change is proposed. Existing non-conformity.
To the Applicant's knowledge, no new nonconformities are created by the Applicant's proposed development.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on April 6, 2026 at 7:30 p.m. in-person at the Florence Township Municipal Building, Council Chambers/Court Room, Municipal Complex, 711 Broad Street, Florence, New Jersey 08518, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Florence Township Municipal Building, Municipal Complex, 711 Broad Street, Florence, New Jersey 08518, and is available for public inspection during regular business hours.
