PUBLIC NOTICE
Please take notice that Samuel Mensah ("Applicant") has filed an application for development with the Gloucester Township Zoning Board of Adjustment ("Board") regarding real property located at 988 Kearsley Road and designated as Block 18001, Lot 1 on the municipal tax map. The property is approximately 42,427 sf in area and is currently unimproved. The property is located in the R-1 residential zoning district. The Applicant seeks variance approval to develop the property with a new single-family home.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 500-403.F(1) requires a minimum lot size of 43,560 sf. The current lot size is 42,427 sf. No change is proposed. Existing non-conformity; and
2. Section 500-403.F(2) requires a minimum lot frontage of 125 ft. The current lot frontage is approximately 91.52 ft. No change is proposed. Existing non-conformity.
No new nonconformities are created by the applicant's proposed development
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on April 8, 2026 at 7:00 p.m. in-person in the Gloucester Township Municipal Building, Council Room, 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey 08021, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located in the Gloucester Township Municipal Building, 1261 Chews Landing-Clementon Road, Laurel Springs, New Jersey 08021 and is available for public inspection during regular business days and hours. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
