PUBLIC NOTICE
Please take notice that Cranbury Senior Apartments, LLC ("Applicant") has filed an application for development with the Cranbury Township Planning Board ("Board") seeking final major site plan approval regarding real property located at 1274 South River Road and designated as block 5, lot 16.01 on the municipal tax map. The Property is approximately 2 acres and is currently improved with a vacant single-family home and other vacant buildings. On August 26, 2025, the Applicant received preliminary major site plan approval to demolish the existing buildings and construct a 60-unit, age-restricted (55+), 100% affordable housing development, along with parking and associated site improvements. That approval was memorialized on October 9, 2025 by Resolution number 409-25. The Applicant now returns to the Planning Board for final major site plan approval.
The Applicant also seeks approval of the following variance under the municipal land use ordinance:
1. Section 150-25.4C.(4)(a) permits a maximum ground sign area of 40 s.f.. The Applicant requests approval of a ground sign area of 87 s.f.
The Applicant is not aware of any additional variances in connection with this application, other than those already granted in the prior approval. The Applicant does request any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on April 9, 2026 at 7:00 p.m. in-person in the Cranbury Township Meeting Room, Town Hall, 23-A North Main Street, Cranbury, New Jersey 08512, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at Town Hall, 23-A North Main Street, Cranbury, New Jersey and is available for public inspection during regular business days and hours. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
