PUBLIC NOTICE
Please take notice that Village Super Market, Inc. ("Applicant") has filed an application for development with the Township of Egg Harbor Planning Board ("Board") regarding real property located at 3003 English Creek Avenue and designated as block 1602, lot 53 on the municipal tax map (the "property"). The Applicant seeks amended preliminary and final major site plan approval to permit the Applicant to (i) construct a 14,112 s.f. addition to an existing ShopRite supermarket building in order to expand the supermarket offerings to its customers; (ii) expand the existing parking lot by adding 49 parking spaces on the east side of the existing building on the property; (iii) construct a stormwater basin on the east side of the property; and (iv) to construct associated site improvements. If this application is granted, the supermarket will have a gross floor area of approximately 83,741 square feet.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 225-7 (attachment 1) permits a maximum impervious coverage of 70%. The existing impervious coverage is 77.1%. The Applicant is proposing to increase the impervious coverage to 82.5%.
2. Section 225-55(E) requires a minimum of 10 feet of separation between a building and a parking area. There shall be a minimum of four feet for sidewalk and five feet for landscaping. The applicant requires a variance as the applicant proposes no landscaping for a portion of the property between the expanded building and the proposed new parking lot area.
3. Section 225-63(A)(1). One sign per tenant is permitted. On lots that front on more than one street, driveway or access drive, additional signs are permitted, providing the total area does not exceed that which is permitted based on the building facade oriented to the primary street frontage, based on street hierarchy. The Applicant proposes to install 8 building mounted signs on the north facade and 4 signs on the English Creek Avenue facade, for a total of 12 building mounted signs.
4. Section 225-63(A)(2). Building mounted signs shall not exceed two square feet in area for each one-foot width of the front (based on primary street frontage) building facade which is devoted to the business and to which it is attached; and in no case shall any such sign exceed 250 square feet on any one side. The Applicant proposes to remove the existing building mounted signage and replace it with eight signs on the north facade totaling 541 square feet and four signs on the English Creek Avenue facade totaling 299 square feet.
5. Section 225-63(A)(4) limits building mounted signage to a maximum vertical dimension of 8 feet. The Applicant proposes to install three signs on the building which will have a vertical dimension of 10 feet.
6. Section 225-7 (attachment 1) requires a minimum rear yard setback of 30 feet. The existing rear yard setback is zero ft. No change is proposed. This is an existing non-conformity.
7. Section 225-7 (attachment 1) requires a minimum front yard setback or depth of 20 feet from a county right of way to parking and circulation. The existing front yard depth is 14.55 ft. No change is proposed. This is an existing non-conformity.
8. Section 225-7 (attachment 1) requires a minimum rear yard setback or depth of 10 feet from a rear lot line to parking and circulation. The existing rear yard depth is 4.29 ft. No change is proposed. This is an existing non-conformity.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on April 20, 2026 at 5:00 p.m. in-person in the Egg Harbor Township Municipal Building, Courtroom, 3515 Bargaintown Road, Egg Harbor Township, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Egg Harbor Township Municipal Building, 3515 Bargaintown Road, Egg Harbor Township, New Jersey, and is available for public inspection during regular business hours.
