PUBLIC NOTICE Please take notice that Allan Ladd, Jr. ("Applicant") has filed an application for development with the Borough of Somerdale Planning and Zoning Board ("Board") regarding real property located at 210 S. Warwick Road, and designated as Block 145, Lot 3.03 on the municipal tax map. The property is located in the R-1 zoning district and improved with a 1.5 story building, which was previously used an office and was more recently converted to a duplex by a prior owner, pursuant approvals granted by the Board in 2024. The property is also improved with an accessory garage and a large outdoor parking area. The Applicant seeks a use variance and minor site plan approval to convert the existing duplex into a 3-unit dwelling The Applicant seeks approval of the following variance under the municipal land use ordinance: 1. Section 162-144(a) permits a maximum accessory building size of 400 sf. The current detached garage is 433 sf. No change is proposed. Existing non-conformity. The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing. This application shall be considered by the Board at a public hearing on April 29, 2026 at 7:00 p.m. in-person in the Somerdale Borough Hall, 105 Kennedy Boulevard, Somerdale, New Jersey 08083, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at 105 Kennedy Boulevard, Somerdale, New Jersey and is available for public inspection during regular business days and hours.
