PUBLIC NOTICE
Please take notice that Flagship New Jersey Propco, LLC ("Applicant") has filed an application for development with the Evesham Township Zoning Board of Adjustment ("Board") regarding real property located at 235 N. Maple Avenue (a/k/a 200 Greentree Road) and designated as block 8.15, lot 2.02 on the municipal tax map (the "Property"). The Applicant seeks use variance, bulk variance and preliminary and final major site plan approval to convert a former Rite Aid pharmacy building to a Flagship Car Wash, and to make related changes to the site improvements and building on the Property. The Property is located in the Commercial-2 (C-2) zoning district where car washes are not a permitted use.
The Applicant seeks approval of the following variances under the municipal land use ordinance (the "Ordinance"):
1. Section 160-69B does not list car wash uses as a permitted use in the Commercial-2 (C-2) zoning district. A use variance is required.
2. Section 160-32D(2) requires a minimum of one loading space for the proposed car wash. The Applicant proposes no loading spaces.
3. Section 160-75M(2)(a) states that the uses in the C-2 zoning district shall be permitted one major sign type, either freestanding monument-style or attached (façade), each not exceeding 20 square feet in area. Three façade signs are proposed with a total sign area of 167.4 square feet.
4. Section 160-32(B)(5) requires a 50' front yard parking setback. A 21' parking setback is proposed from North Maple Avenue.
5. Section 160-75F(1) states that the number of directional signs shall not exceed the number of curb cuts on a lot, and that signs shall not exceed 2.5 s.f. in area or 4.5 feet in height. There are three curb cuts that provide access to the Property. Approximately thirty-three directional and exterior signs are proposed, many of which exceed 2.5 s.f. in area and three overhead signs that exceed 4.5 ft in height.
6. Sections 160-17B(1)(b) & 160-17B(1)(d) require a 15' buffer around stormwater management basins. The existing stormwater management basin does not provide the required buffer at several locations along the perimeter of the basin. The existing nonconformity may require a variance.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on May 26, 2026 at 6:30 p.m. in-person at the Evesham Township Municipal Building, 984 Tuckerton Road, Marlton, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Township Municipal Building, 984 Tuckerton Road, Marlton, New Jersey, and is available for public inspection during regular business hours.
