PUBLIC NOTICE
Please take notice that 1424 BHP Properties LLC ("Applicant") has filed an application for development with the Monroe Township Planning Board ("Board") regarding real property located at 1424 S. Black Horse Pike, which is designated as block 3601, lot 23 on the municipal tax map. The property is located at the northeast corner of the intersection of Corkery Lane and the South Black Horse Pike and is located in the RG-C Regional Growth Commercial zoning district. The Property is currently improved with two buildings: a two-story brick building currently used as a PNC Bank, and a vacant one-story brick building previously used as a Rite Aid. The Applicant seeks preliminary and final major site plan approval to convert an existing 14,208 square foot building (formerly Rite Aid) into a daycare center. Additional improvements include the conversion of 5,020 square feet of asphalt into a play area. The Applicant proposes to remove certain portions of concrete to install a play area for the new daycare center but does not propose any changes to the existing PNC Bank building. The proposed daycare center is a permitted use in the RG-C zoning district.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. §175-135(C)(5): Maximum Number of Façade Signs – A maximum of two façade signs are permitted, whereas the applicant proposes six façade signs.
The Applicant also requests any additional variances, submission waivers, exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on June 1, 2026 at 6:30 p.m. in-person in the Monroe Township Municipal Building, 125 Virginia Avenue, Williamstown, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located at 125 Virginia Avenue, Williamstown, New Jersey and is available for public inspection during regular business hours.
