PUBLIC NOTICE
Please take notice that David and Abby Kowalski (collectively, the "Applicant") has filed an application for development with the Bordentown Township Planning Board ("Board") regarding real property located at 16 Oak Avenue and designated as block 40, lot 7 on the municipal tax map. The property is located in the R-6 High Residential Density zone and is currently improved with a one-and-a-half story single-family home and associated improvements, including a paver driveway and an in-ground pool in the rear yard. The Applicant seeks variance approval for the construction of a 503-sf addition to western side of their home.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Section 500-407(D) states that a front yard setback of 25 ft is required. The existing front setback is 24.72 ft. The Applicant proposes a front yard setback of 20.18 ft; and
2. Section 500-407(D) states that a single side yard setback of 5 ft is required. The existing single side yard setback is 16.44 ft. The Applicant proposes a side yard setback of 1.67 ft.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on June 11, 2026 at 7:00 p.m. in-person at the Township of Bordentown, Municipal Complex, Meeting Room, One Municipal Drive, Bordentown, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Township Municipal Building, One Municipal Drive, Bordentown, New Jersey, and is available for public inspection during regular business hours.
